Some people may just be able to walk into a lender's office and take out a mortgage they can afford and walk out of the office with a grin on their face and a new Greater Salt Lake City/Park City home in their near future. However, this is not the case for many people. Many people are just not in a perfect financial situation. Many have poor credit.

However, usually potential homebuyers in this category will have to put down a hefty down payment of 20 to 35%. The loan terms in this case are usually not very favorable for the borrower and the interest rate will most likely be quite high.

You can improve your chances of getting a good loan if you take out a major credit card. It may come as a surprise, but getting approved for a credit card after filing for a bankruptcy is pretty easy. There are many reasons why this is true. Credit card companies will know that you are out of debt and that you will not be able to file for bankruptcy again for another seven years.

You can also improve your chances of getting a better loan if you are able to show employment for the past one or two years. Saving up for a down payment and continuing to pay all of your bills on time will also help. The most important thing to do if you have bad credit is to research before going to apply for a loan.
