If you take the time and energy required to be a good landlord and give your tenants all the attention they need, you will have invested in a long-term relationship with good tenants that will stay with you for many years. This translates into financial savings in the years ahead, and less time and frustration finding good replacement tenants. Here are a few things you can do to become a fantastic landlord with a solid reputation.
#1 - Always be honest. If you are not able to fix their kitchen taps today, explain why and give them a reasonable expectation of when it can be fixed. If you tell them you can do it today and don't show up until tomorrow you have lost a lot of credibility in their eyes.
#2 - Be accountable. You're going to have to answer all of their questions and respond to all of their phone calls as quickly as possible. You are the one they are counting on, and they are waiting to hear back from you.
#3 - Be gentle yet firm. Your tenants will be calling you for many different reasons, and sometimes they will be panicked and annoyed. You need to understand that it is your job to help keep them calm and let them know that you are willing to work towards a solution quickly and effectively. At the same time you do not have to put up with any personal insults and can let your tenant know in a firm yet gentle manner when something is inappropriate.
#4 - Use a property management company that has a great reputation with customer satisfaction. The best thing you can do when using a property management team is to research the company and find out how satisfied their customers are with them. Using property management to handle your tenants is a great way to save yourself time and energy, but it can also backfire if you get a company that is not fully dedicated to customer satisfaction.
