Deciding between a custom home builder and spec home builder in the Greater Salt Lake City/Park City area will affect the outcome of your new construction project.  So which one is the right choice for you?  The answer depends upon the type of new construction you plan to contract.

A custom built home is a unique project contracted between an individual homebuyer and a builder.  A spec or speculation built home is a house built by a contractor or builder prior to having it sold.  There are benefits of both types of construction to both the builders and homebuyers.

A spec home builder takes on a new project in anticipation of being able to sell the house for profit.  Due to this fact, spec homes are often less individual as a custom built home.  The builder needs to have the property appeal to a large amount of perspective buyers in order to insure a sale during or soon after the construction process.  There are many spec home builders in the Greater Salt Lake City/Park City area that offer various sized semi custom homes for sale.

A custom home builder is hired by a buyer to create a one-of-kind home specific for that homeowner.  The home is usually under contract prior to breaking ground for the project.  The homeowner is able to make choices about style, construction materials, and even how the home is placed on the lot. 

Generally a custom home takes more time to build than a spec home.  Cost can be a factor as well.  Custom homes in the Greater Salt Lake City/Park City area tend to have more unique features that can affect the budget.  Spec homes are often built based on plans and materials used in many similar projects.  Although this can help keep the budget under control, there can be less unique qualities found in a custom home.
