Home, they say, is the beginning and end of the world. Hence, we all have an emotional attachment to our dear home. But while buying a home, at times, we make the cardinal mistakes of ignoring some of the important facets of it. You might get enamored by the bright color of the sink in the kitchen and pay no attention to the rusted pipe fittings. The cracks on the woods used may not be easily discernible to your eyes. You may not foresee the fact that the roof would need a repair soon. All these possible oversights make it imperative that you go for a home inspection by an expert. After all, you are coughing up a huge down payment with mortgage.

While going for the home inspection, please bear in mind the following points -

v  Take the help of an expert - While going for the home inspection, the first things you should do is to hire a professional inspector. Ask your friends who have gone through this process. Also enquire the inspector if he is affiliated to organizations like 'American Associations of Home Inspectors' in order to gauge his credibility.

v  Be aware of the whole gamut of inspection. It includes things that are the important systems of the house. The roof, walls, ceilings, windows, foundations, interior plumbing are the most important things that need a careful inspection.

v  Your inspector should be able to tell whether the cracks on the wall are only superficial or deep-seated warranting major repair work. Hence, be there with him while he goes through the process of inspection and get enlightened about the different things and systems. He will also be able to tell you about repair and replacements that are necessary and what would be the cost of it. But try to ensure that the inspector doesn't have any vested interest in it. For example, if he also happens to be a contractor of any kind, he would advise and coax you to repair things even though it is not imperative.

v  While selling your house, it is prudent to go through the process of inspection beforehand and get any repair work done if necessary. It would save you from any embarrassment, ensuring a smooth selling of your house.

v  Good home inspector would advise you to put a contingency clause in the agreement if there is any real chances of a major repair work. This would ensure that the seller has to do the repair work or you can get out of the contract.
