Believe it or not a home's components do not last forever although we sure wish they would.  A home's furnace windows and appliances can be expensive so it would be nice to have an idea of what the life expectancy should be on a component of a house.  Buyers may want to consider replacement costs on aging components before they make an offer.  Owners can decide if it is important and timely to replace something before they list their home.  The National Association of Home Builders have compiled a list of the average useful life of household appliance and building materials. Of course you must factor in maintenance and amount of use and climate so these are averages for a rough estimate.

5 - 10 Years

Security systems 5 - 10 yrs

Heat and smoke detectors 5 - 10 yrs

Dishwashers 9 yrs

Microwave Ovens 9 yrs

Carpet 8 - 10 yrs

10 - 20 Years

Built-in Audio system 20 yrs
